Know before you build
Saugus has its own wetland bylaw.
On top of the state Wetlands Protection Act, Saugus's local bylaw covers more ground. Here's what that means for a patio, wall or pool, straight from the town's documents.
Wider wetland protection
The local bylaw covers isolated wetlands, vernal pools and ponds of any size, with jurisdiction within 100 feet of those areas and 200 feet of any river or stream.

The Commission presumes that work within 50 feet of a resource area, or within 100 feet of the bank of a perennial stream or river, will harm it, and natural vegetation there is meant to stay. Plan patios, walls and pools outside those strips when you can.

Residential pools must be at least 10 feet from the side and rear lot lines in every district.

Within 30 feet of an intersection or where a driveway meets the street, fences, hedges and stone walls can be no taller than 42 inches. Chain-link and existing retaining walls are excluded.

My yard backs onto wetlands. Can I still add a patio?
Often yes, but Saugus's own bylaw reaches further than the state's. Work within 50 feet of a wetland is presumed to affect it, so we design around that and handle the Conservation Commission filing if it's needed.
Is rock a problem on Saugus lots?
It can be. We look for ledge on the site visit and price it into the estimate so there are no surprises.
How close to the property line can a pool go?
