Peabody's open space plan describes rolling, bedrock-controlled hills, from 7 feet at the Waters River to 250 feet on Bartholomew's Ridge.

Peabody's wetlands rules go further than the state's.
Peabody adopted its own wetlands and rivers regulations with standards stricter than the state act. Here's what that means for a yard project.

200 feet from rivers and brooks
Land within 200 feet of rivers, streams and brooks, and within 100 feet of other wetlands and vernal pools, is presumed important to protect. The Commission can set a no-disturb zone where no grading, planting or building is allowed.

The city asks homeowners to talk to the Conservation Agent before grading, clearing or building near water.

Peabody's pool permit follows the state barrier rule: at least 48 inches high on the outside.

Watering phases
When Ipswich River flows run low, Peabody moves to mandatory phases with odd/even sprinkler days and set hours. Check the city's current notice before planting a new lawn.

It can be. We look for it on the site visit and include it in the price.
