Marblehead packs a lot of house types into a small peninsula: 18th-century homes in the Old Town and Gingerbread Hill districts, dense 19th-century streets in the Shipyard and Reed's Hill, interwar colonials and capes all over Clifton, and summer places turned year-round on the Neck, Peach's Point and Devereux.
Most of the town sits on rocky, well-drained soil with bedrock showing through. That's good for drainage and hard on digging. Near the water, salt air and storm surge are real: in the December 2022 storm, waves broke over the causeway seawall and flooded Front Street and Fort Beach.
So we pick materials that handle salt and freeze-thaw, set bases for rocky ground, and design fences that the Old & Historic Districts Commission will approve.

Old Town & Gingerbread Hill fences
Fences top out at 6 feet, street-front fences at 42 inches, and a 6-foot fence must step down toward the street. Natural materials are expected. Picket, capped picket, flat board and baluster styles are considered appropriate. Lattice-capped and post-and-rail usually aren't.

Pools and hot tubs 24 inches or deeper need a permit and must be at least 6 feet from side and rear lines and 10 feet from the house, and not in the front yard. The barrier must be 48 inches or taller, with a self-closing, self-latching gate.

The Conservation Commission enforces both the state Wetlands Protection Act and Marblehead's own wetlands bylaw. Filling, digging or altering a wetland needs a permit after a public hearing, and abutters within 300 feet are notified.
