Danvers's wetlands regulations are some of the firmest around: the first 50 feet from a wetland is no-build and the first 35 is no-disturb, with small alteration limits the Commission can't waive. We locate your wetland lines before we design.
On the drumlins in the north and center, expect ledge. On the flat south side near the rivers, soils are sandier and siltier, and drainage matters more.

The first 35 feet from a wetland is a no-disturb zone and the first 50 feet is a no-build zone. Only a small share of each zone on a lot can be altered (10% and 20%), and the Commission can't waive those limits.
