About 18% of Wakefield is wetland, and flood zones sit around Lake Quannapowitt, the Mill River and Reedy Meadow. Work within 100 feet of a wetland falls under the Conservation Commission and the state Wetlands Protection Act.

The town has drafted its own wetlands bylaw, which would add a 25-foot no-disturb zone next to wetlands and protect some isolated wetlands, vernal pools and intermittent streams the state act doesn't cover. It needs a Town Meeting vote, so check whether it has passed before you plan near water.
